These Terms of Use ("Terms") govern your access to and use of pointmgt.com (the "Site"), operated by Point Management LLC ("Point Management," "we," "us," or "our"). By visiting or using the Site, you agree to these Terms. If you do not agree, please do not use the Site.

The Site is an informational and marketing resource describing our property management services. Nothing on the Site is an offer, a solicitation, or a binding commitment, and using the Site does not create a management, brokerage, agency, or fiduciary relationship between you and Point Management. Any engagement with us is governed exclusively by a signed written agreement — a property management agreement, a lease, or a listing agreement, as applicable. Where anything on this Site conflicts with such a signed agreement, the signed agreement controls.
Property Listings & Availability
Property listings, photographs, floor plans, rental rates, availability dates, amenities, and related details shown on the Site are provided for general informational purposes and are subject to change or withdrawal without notice. Listings may not reflect real-time availability, and a property shown as available may already be leased or under application.
Photographs and descriptions may depict a representative unit rather than the specific unit available, and may not reflect current condition, finishes, or furnishings. Square footages and dimensions are approximate. Nothing in a listing constitutes an offer to lease or a guarantee of terms; all leases are subject to application, screening, approval, and execution of a written lease.
No Professional Advice
Content on the Site — including material addressed to property owners and investors — is general in nature and is not legal, tax, accounting, financial, or investment advice. Any performance figures, projections, or operating metrics described are illustrative and are not a promise or guarantee of future results. The Site links to third-party services, including our online listings and resident and owner portals provided by AppFolio. Those services are operated by third parties under their own terms and privacy policies, and we do not control and are not responsible for their content, availability, or practices. Your use of those services is governed by their terms, not these Terms. Links to third-party sites are not endorsements.
Intellectual Property
The Site and its contents — including text, photographs, graphics, logos, page design, and the selection and arrangement of that material — are owned by Point Management LLC or its licensors and are protected by copyright, trademark, and other laws. The Point Management name and logo are our marks and may not be used without our prior written permission.
You may view, download, and print pages of the Site for your own personal or internal business use. You may not otherwise reproduce, republish, distribute, scrape, or create derivative works from Site content without our prior written consent.
Acceptable Use
You agree not to use the Site to violate any law; to submit false, misleading, or unlawful information through our contact form; to send spam or unsolicited commercial messages; to attempt to gain unauthorized access to the Site or any related system; to introduce malicious code; or to use automated means to harvest content or contact information from the Site.

Governing Law
These Terms are governed by the laws of the Commonwealth of Virginia, without regard to its conflict-of-laws rules. Any dispute arising out of or relating to the Site or these Terms will be brought exclusively in the state or federal courts located in or serving the City of Roanoke, Virginia, and you consent to the jurisdiction of those courts.
Changes to These Terms
We may update these Terms from time to time. When we do, we will revise the "Last updated" date above, and the revised Terms take effect when posted. Your continued use of the Site after that point means you accept the updated Terms.
Severability
If any provision of these Terms is found unenforceable, that provision will be limited or removed to the minimum extent necessary, and the remaining provisions will stay in full force.
